JOB SUMMARY

As a team member of the Fox Cities Performing Arts Center, you will help build a positive working environment as well as inspire, transform and build our community through exceptional live experiences. This position is responsible for planning, budgeting, and managing the building and grounds operations of the Fox Cities Performing Arts Center to ensure maintenance, safety, and security. In addition, this position ensures that all setup and teardowns are completed in a timely manner and perform a wide variety of custodial duties to provide a clean, orderly, and safe environment.

PRIMARY FUNCTIONS AND RESPONSIBILITIES

The following are the primary/essential functions of the position, and are not all-inclusive.

1. Building and Grounds

  • Responsible for the day-to-day scheduling and managing of facility operations staff.
  • Ensures that all facilities are operated and maintained in a cost-effective and safe condition in accordance with the approved budget and manufacturers recommendations.
  • Manage the day-to-day operation, maintenance and repair of all building, heating systems, cooling systems, refrigerated systems, ventilating systems, plumbing systems, electrical systems, parking areas, building furniture, building automation system, and all exterior areas of the building including: walls, windows and roofs.
  • Ensure that all events held in the Center abide by all local and national codes including but not limited to: fire, electrical, health and ADA.
  • Maintain and operate the Center’s control and monitoring systems including but not limited to: security systems, fire systems, ID badge and access control system, and required parking permits.
  • Maintenance of internal and external building and door signage.
  • Responsible for hanging, maintaining, and repairing banners.
  • Work with office management to manage all new office space remodeling and construction projects.
  • Maintain the Center’s Automatic External Defibrillators (AED) and ensure that staff members are properly trained in the usage.

2. Health and Safety

  • Facilitate communications and serve as the liaison with the Fire Department, Health Department, Police Department, Parking, Engineering, Inspectors, and Other Law Enforcement Agencies
  • Manage, schedule, and oversee all aspects of the Center’s health and safety team.
  • Serve as the Center’s Chief Safety and Security Officer to ensure all aspects of the building operations are conducted in a safe and secure manner.

3. Facility Services

  • Provide functional leadership for facility services staff.
  • Provide leadership regarding the set up and tear down of events on all shifts.
  • Ensure an excellent standard of quality control, training of facility services supervisors, and enforcing safety standards.
  • Responsible for the day-to-day scheduling and managing of facility operations staff.
  • Ensure that all facilities are serviced in a cost-effective manner and in accordance with the approved budget.
  • Comply with all company policies and procedures and adhere to center standards as described in the Employee Handbook.
  • Responsible for preparing annual budgets and future forecasting for the facilities and utilities departments.
  • Serve as an active member of the Board Facility Committee.

SECONDARY FUNCTIONS 

1. Planning

  • Manage all building and grounds vendors used by the center including but not limited to: landscaping, snow removal, city parking lot access, elevator services, HVAC services, trash removal.
  • Prepare the annual maintenance plan in conjunction with performance schedules and building availability.

2. Administrative

  • Complies with all company policies and procedures, and adheres to center standards as described in the Employee Handbook

3. Financial

  • Responsible for preparing annual budgets and future forecasting for the facility, health and safety, and maintenance departments.
  • Monitor and analyze the utility costs and usage including electricity, natural gas, water, sewage, and trash removal.
  • Manage purchasing and maintenance of all cleaning equipment such as: vacuums, carpet cleaning equipment, and automatic floor cleaning machinery.

STAFF MANAGEMENT- OPERATIONS DEPARTMENTS

The following are the staff management functions in this role, and are not all-inclusive.

  • Responsible for recruiting, interviewing, hiring, orientating and training employees
  • Effective planning, assigning, and supervising of employee duties
  • Appraise staff performance
  • Motivate and coach employees
  • Address complaints and resolve problems to ensure that all service and quality standards are met or exceeded
  • Must be able to work irregular hours that includes nights, weekends, and some holidays

JOB QUALIFICATIONS 

Bachelor’s Degree in Mechanical or Electrical Engineering, Business Administration, or equivalent field experience in trade positions.  Five years’ experience in building maintenance management.

Position Supervises: 

All Facility Services Supervisors, Maintenance Technicians, and the Health and Safety Supervisor

Required Knowledge and Competencies:

  1. Must possess strong verbal, written, analytical skills; and the ability to communicate and interact with all levels of guests, employees, and management.
  2. Proficient with all Microsoft Office products including: Word, Excel, PowerPoint, and Access.
  3. Must possess a valid driver’s license.
  4. Ability to work nights, weekends, and holidays as required by production schedule.
  5. Must be a team player committed to a quality environment.
  6. Must be physically able to fill in and perform maintenance tasks of the job, with or without reasonable accommodation, including: the ability to frequently climb ladders, work in confined spaces, and lift heavy objects up to 75 pounds on a regular basis.
